Common Questions

Do I need a home inspection?

Yes.  Home inspections are designed to find safety and functional problems that may not be noticeable to the average person.  What if you bought a home only to find out later that the roof was leaking at the bathroom vent?  An inspector would find this issue before you spend your money and sign onto a longterm mortgage.  The results of the inspection often allows the buyer to go back and renegotiate with the seller (either have them fix the issues or to reduce the cost of repairs).  In some instances the buyer could walk away from the purchase of a home based on the results of an inspection.

Do you walk on roofs and enter crawl spaces?

Whenever it is safe to do so we walk on the roof and enter into the crawl space.  The decision to do either depends upon the home and the condition of the roof or the crawl space.  Weather could also play a part in the decision to walk on the roof.

Can a home "fail" a home inspection?

No, a home cannot "fail" an inspection. The inspection report is not presented as a "pass/fail" presentation.  The construction systems of the home are commented on and the safety aspects of the home are included.  The report should give you an easy-to-read overall condition of the home.
